Since 1969, Avon Parks North and South have been carefully developed to provide commercial, industrial and retail space, as well as residential housing. For example, the Ensign-Bickford Company’s historic, turn of the century, brownstone structures, that once housed manufacturing operations, have been renovated into modern professional offices and retail facilities. Avon Park North exists today as a charming mixed use business community in the heartof Avon, Connecticut.

The master plan of The Powder Forest® Business Park, a 550-acre business community in Simsbury Connecticut, is unique in its architecture and site design. It has evolved into a mixeduse environment consisting of Class A office buildings, a restaurant, an Inn, The Powder Forest® Homes Active Adult Community, and other residential neighborhoods.

Ensign-Bickford Realty Corporation (EBR) is managing 355 acres located at 423 Vaughn Road in Cleburne, Texas that is currently available for sale. This land is zoned M-2 Industrial and has water, sewer, natural gas and rail service available on site. A future access road will dissect thesite to allow for the land to be subdivided into smaller parcels.

EBR is also managing Harmony Ridge, a 481 acre site that is currently undergoing intensiveland development and master planning in Utah. The land is less than 10 miles south of ProvoUtah, and approximately 60 miles south of Salt Lake City. Ultimately, this mixed use community will be served by water, sewer and possibly rail service, if desired. Over 1,000 homes are envisioned to become part of the fabric of this new community. Home sites with spectacular views of the Utah Valley will be available on the higher elevations, while retail, office and flexspace will be integrated into the master plan near the major entrances to the project. This land will also accommodate one or more corporate campuses for companies desiring a more naturaland inviting business community.

1048 Heiland Road in St. Anne, IL offers a different type of environment for residential and possibly business users. There are over 44,000 square feet of industrial buildings located on 141acres that are zoned residential. EBR, manager of this project, envisions a major subdivision thatwould contain mini farms (+/- 20 acres each), some smaller residential lots with road frontage, and possibly a farming or storage facility on a small knoll.
